Construction Manager At-Risk

The Construction Manager At-Risk delivery model (CMR) engages the Construction Manager very early on in the design phase to partner with the Owner and Architect on all required aspects including estimating, scheduling, and constructability. The CMR delivers the GMP (guaranteed maximum price) between 50 and 75% construction documents. The CMR assumes all risk in constructing the project including procuring all required subcontracts while managing both the budget and schedule.

General Contracting

The General Contracting delivery model (GC) employs the contractor using a low competitive bid process. Unlike the CMR delivery model, the GC is selected to construct the project after the design phase is completed. The GC model is typically paired with either an Agency Construction Manager or Owners Representative to ensure interests of the Owner are met during the construction phase.


Design-Build

The Design Build delivery model (DB) requires the services of a Criteria Architect to develop broad owner project requirements and objectives. The Design Build Team (Architect and CMR) is then engaged to design and construct the project under the requirements established in the criteria. Under the DB delivery model, the Guaranteed Maximum Price is established very early in the design phase.

Construction Manager Agency

The Agency Construction Manager model (CMA) is a fee-based service where the CM assumes the role of advisor to the Owner. Duties of the CMA include estimating, design constructability reviews, budget management, and on-site construction administrative services. Under the CMA delivery model, the financial risk of the project is between the Owner and either single or multiple prime subcontractors.
